Appointed by the Landlord, Custodian Capital to undertake a technical assessment including thermal modelling and to provide an option appraisal report evaluating a variety of environmental improvements for their properties at Discovery Retail park, Grantham.

Anthony White Consulting Ltd evaluated the options available to improve the environmental performance of the retail unit properties, with budget costs, likely pay back periods and benefits. Options considered including building fabric thermal improvements, LED lighting, air source heat pumps and the installation of photovoltaic (PV) panels, with reduced electricity charges for tenants etc.

The buildings were modelled using Tas software for energy analysis and carbon emission analysis. A series of sequential measures to improve the carbon footprint and running costs of the buildings were modelled starting with fabric and finishing with building services.

Key Points

  • Draft EPC’s produced indicate that A+ ratings, ‘Carbon Neutral’ energy performance could be achieved if all proposed improvements were implemented.
  • Environmental improvements increase lettable value and not purely for energy saving and cost saving measures.
  • With regards to Photovoltaics (PV), whilst a high cost to install, it was determined from analysis that these would deliver the greatest benefit of all the options considered, energy saving and carbon reduction and with the shortest payback and the installation of PV by the landlord was determined to be a cost-effective means of increasing lettable value and reducing electricity charges to tenants.
